The traditional approach for construction projects generally consists of the appointment of an architect or designer on one side and a contractor on the other, with the client coordinating between the two.

For example, a homeowner decides to add a master suite to their home and contracts an architect for the design. The architect/designer will attempt to provide the client with a design to fit their budget and vision. Once the drawings are complete, the homeowner will then be required to bid out the scope of work to contractors who are, in most cases, professionally unrelated to the designer. This places an unnecessarily heavy burden of responsibility on the consumer. No guarantee is made by the architect that their design can be completed within the client’s desired budget or time frame. However, upon completion of the design phase, the client is expected to shop around for a contractor who is willing and able to do so, adding considerable time to the overall project length and placing undue stress on the homeowner.

It’s true, the cons of separate design and build contracts are hard to ignore. Project costs exceeding design budgets are common place, communication between the designer and the contractor can be poor or sometimes non-existent. Add a stressed and possibly confused homeowner into the mix and the consequences can be disastrous!

The Design-Build procurement route changes this cumbersome and outdated sequence of work.  The resulting benefits of answering the client’s wishes for a single point of responsibility, while simultaneously reducing risks and overall costs, have become increasingly obvious over the last few years.

“Design-Build with its single point responsibility carries the clearest contractual remedies for clients because the Design-Build contractor will be responsible for all of the work on the project, regardless of the nature of the fault.”

It’s been proven many times that the Design-Build process can and does preemptively address many common problems before they arise.   Within a Design Build contract, after the desired scope of work and budgetary requirements have been established, by default, both the designer and the builder are already working together with the single unified goal of providing the desired service for the client in the desired time frame, within the desired budget.  This in itself creates peace of mind for the homeowner while empowering the Design-Build team to utilize their expertise to the fullest, resulting in the maximum benefit for the client.

At any stage of the project, any changes, questions or thoughts from the client can be posed to a single entity and be addressed by either the designer or builder or both, saving valuable time and resources.

The cost, schedule reduction and decreased litigation associated with Design-Build project delivery have been demonstrated repeatedly. Researches on Selecting Project Delivery System by Victor Sanvido and Mark Konchar of Pennsylvania State University found that Design–Build projects are delivered 33.5% faster than projects designed and built under separate contracts. Sanvido and Konchar also showed that Design-Build projects are constructed 12% faster and have a unit cost that is 6.1% lower than projects designed and built under separate contracts.“

Design-Build projects, while increasing in popularity nationwide over the last few years and despite the obvious consumer benefits are still outnumbered by their cumbersome cousins, the separate bid contracts. This could be partially due to the lack of qualified companies offering this service and somewhat due to a lack of consumer awareness regarding the Design-Build process itself.  However, recent research has shown rapid growth and development in this often overlooked approach to construction and there’s little doubt in the industry that the Design-Build template is certain to become standard operating procedure for the majority of projects in the very near future.
